For James P. Anzano and John N. Hale, One Ocean Boulevard is much more than luxurious ocean living at the Jersey Shore. “I used to take the bus down from Newark to Seaside Heights and swim in the saltwater pool all summer,” Anzano recalls.

According to both Anzano and Hale, their vision for the area was very specific.

“Our vision was to create a stunning visual and architectural ode to a town that has rich historical roots as a year-round family-friendly community,” said Anzano. “We drew inspiration from some of the iconic surfside buildings of our youth, and combined it with modern beach home essentials such as open concept living spaces, private balconies with views of the Atlantic Ocean and Barnegat Bay, and superior-quality finishes that create a stunning visual aesthetic throughout the entire building.”

The 15-unit elevated residential building, situated on the corner of Boulevard and Porter avenues, boasts breathtaking ocean and bay views, and is located near plenty of restaurants, nightlife, and attractions in both The Heights and Seaside Park.

The design aesthetic of One Ocean Boulevard’s exterior elevation was inspired by the iconic Coronado Del Sol Hotel in Coronado, CA, which was also the inspiration behind Disney World’s Grand Floridian Hotel, according to Anzano and Hale.


The units’ interiors feature spacious layouts with bright, open-concept designs and high- end finishes, such as hardwood floors, granite counters, stainless steel appliances, and soft-close cabinetry. On offer is multiple two and three- bedroom unique layouts, in both flat and two-story formats.

In addition, One Ocean Boulevard takes full advantage of its scenic ocean location. A 4,500 square- foot open air and fully furnished rooftop lounge complete with a fireplace was created for residents to enjoy, with spectacular views from every side.

Each residence comes with two deeded parking spaces as well.

Solid construction was of utmost importance to the developers, with the steel-framed structure built on spread footings with its first living area being more than 16 feet above sea level, which Hale notes is especially important when living near the ocean.

The first level is a 13,000 square- foot gated parking garage with easy entrance and exit bays from Porter Avenue.

Hale and Anzano point out that the price point offers fantastic value for luxury residences in a location that is hard to top.

“We think that, compared to almost anywhere else on the Jersey Shore, our listing prices offer all of the above at a fantastic value,” Anzano said. “Our units begin at $399.9k.”

Some further “icing on the cake” is the property tax abatement program that each of the currently- available residences qualify for.

According to Hale, the value-added cost-savings program runs from January 2017 until December 31, 2021.

“The sooner in time that closing of title occurs on a given residence, the greater the pro-rata share of the abatement benefit will be that is captured by the given homeowner,” he said.

A ribbon-cutting and dedication ceremony was held in May of 2015, and One Ocean Boulevard’s welcomed its first residents shortly thereafter.

“We are proud to call One Ocean Boulevard a part of the Seaside Heights community, and we look forward to having our homeowners enjoy it for generations to come,” Anzano said.
